The Triad New Home Guide recently had a conversation with Patricia Arriaga of New Homes of Greensboro, regarding the custom builder market in the north and northwest areas of Greensboro. She is the leading force behind New Homes of Greensboro, the marketing arm of Byron Development LLC which has 14 active projects in Guilford County.

TNHG: Patsy, how does the landscape look for those wanting to build a custom home in Greensboro these days?
Arriaga: If you’re an individual, a builder or a broker, interested in single family lots in quality locations in north and northwest Greensboro, you’ve come to the right place. Our New Homes of Greensboro team markets the largest selection of quality single family lots for sale in the area.

TNHG: Your neighborhoods are located largely along the Highway 150 corridor north of the city. Why is that area so popular?
Arriaga: From a spacious, country-living feel just minutes from the city to a more social, tight-knit community atmosphere, the variety of our subdivisions offers something for everyone. New Homes of Greensboro currently markets lots for new construction in the Griffin’s Knoll, Griffin’s Village, Kellam’s Creek, Greensboro National Golf Club, Magnolia Estates, Northern Estates and Stonebridge South communities. Born out of a desire to bring a breath of fresh air to the real estate market, New Homes of Greensboro began operations in May 2014. It aims to respond to the needs of the marketplace and introduce a new business model that offers utmost value to clients and industry partners.

TNHG: To what do you credit your success and the success of the Byron Developments neighborhoods?
Arriaga: We like to keep it current. That’s why we keep the pulse of what’s trending and listen and respond to what our customers and partners need and want. This includes everything from fiber optic networks in our communities and building wider street roads when possible to keeping a diverse offering and encouraging all brokers to list homes within our communities. With close to a dozen participating homebuilders already and another group of builders joining soon, New Homes of Greensboro strives to offer clients diversity by welcoming new builders who share their standards of excellence and value.

TNHG: How are you addressing new homebuyers that already have a builder they are working with?
Arriaga: We have a fantastic roster of builders already in our program; however, if you’re a client interested in building your new home and already have a builder you want to work with, we encourage you to bring the builder along. It’s all about keeping the building process fresh and making it easy for our clients and partners to work with us.
