Royal Homes of North Carolina is one of Guilford County’s largest builders. But owner Bob Woodard is the first to tell you that he and his business partners and employees pride themselves on thinking “small”.

To be more precise, they think in terms of satisfying one customer at a time, one home at a time. As Bob says, “Every time we unveil a new floorplan or home design, I ‘walk’ the new model with my wife and kids. They tell me what works and what might need tweaking. In fact, that’s how I ended up in my current home in Glennstone. My wife, Becky, and kids liked it so much that we had to buy it, even though we already had another lot selected to build on”.

Yes, Bob really lives in one of his own neighborhoods. “Sometimes people are surprised,” he says, “that I live in one of my own neighborhoods, but I tell them I build every home to be good enough for your family…and mine”.

Despite being one of Guilford County’s top builders, Royal Homes actually was launched at the bottom of the recession in 2010. As builders big and small left the market in droves in 2008-09, Bob found himself unemployed after well over a decade in homebuilding, working his way up the ladder from the job-site to heading the entire Triad division of a large national builder. He was fortunate to connect with a local developer who had a reputation for developing great communities as well as a large inventory of lots. Today the duo is in the enviable position of having five communities, from townhomes to large single-family estate residences, with a plentiful supply of building lots.

Bob credits their good fortune to being able to sell homes steadily through the downturn to this simple mantra: “There is always a market for quality…and the market will always respond to quality”.

What Defines a Quality Home
Comfort and efficiency might not seem to be related but in new home construction they go hand in hand. A well-built home constructed for energy efficiency is also a home that is comfortable to live in. Every home that Royal Homes builds is HERS rated which means that every home must meet a very high standard of energy efficiency. HERS homes must pass multiple inspections including insulation meticulously installed, air-sealing of the entire envelope, duct pressure testing and a final inspection of the structure’s integrity with a pressure test of the entire house.

Royal Homes is the only Triad builder that offers a 2-year Energy Guarantee that if your energy costs exceed the advertised energy usage, Royal Homes pays the difference. No other Triad builder is offering that guarantee.

But Bob is quick to point out that savings on your energy bill is only part of the equation. “It’s about how comfortable the home is to live in,” he says. In our former home we were comfortable with the thermostat set at 69 degrees in the summer. In our new Royal Homes home we keep it at 73 degrees in the summer to achieve that same comfort level. It’s all because we take great pride in building every home to a very high standard.”

Customization Is the Norm not the Exception
The size of Royal Homes gives it the ability to purchase quality materials at lower prices which is reflected in the final selling price of the home. Along with the big-builder mindset, you usually lose something in the process; that something is usually the ability to customize a house plan to fit your needs. Despite its size, Royal Homes really operates more like a small custom builder. Its proven plans are so popular and so constantly “tweaked” that most homebuyers choose a plan and customize it to suit their tastes. Want bigger closets? Need larger rooms? Royal Homes can accommodate most requests and maintain the efficiency of production that keeps costs under control.

Beauty is Important Too
Royal Homes doesn’t focus solely on energy-efficiency and quality construction. It has recently expanded its finish options. All homebuyers are guided through a selection process, choosing all the finish options for their new home. Becky Woodard, Bob’s wife, recently joined the company, bringing her years of design experience to help new homeowners navigate the selection process.

The Selection Sample Center has an array of options including 40 different hardwood flooring options, 60 carpet options, a completely re-imagined tile and cabinetry programs to name a few. If you don’t see the item you have in mind, Royal Homes has partnered with suppliers who will open their showrooms. Becky has remade the selection process, greatly expanding the options available and streamlining the selection process so it’s not overwhelming.

The Right Home at the Right Price in the Right Location

Pearman Estates takes advantage of the rural appeal of historic Oak Ridge with large country estate lots and homes to match. The quiet serenity of the neighborhood is framed by beautiful hardwoods and a pond. The homes, priced from $345,000, range up to 4,000 square feet with three-car garages. These homes lend themselves to a higher level of customization and are some of Royal Homes’ most interesting floorplans.

Bentley Park Townhomes appeal to the young professional as well as the homebuyer who wants to move-down but not down-grade. They know what they want in a home without sacrificing the appointments to which they are accustomed. Among the most notable is the dual master-suite option which offers a full master suite on both the main and second level, priced from $216,000, A large open kitchen invites entertaining, spilling onto the patio during warm evenings in spring, summer and fall.

Glennstone in Kernersville has recently come into its own, located off Union Cross Road in the true heart of the Triad. Under construction nearby is Smith Crossing, slated to be one of the Triad’s top shopping and dining centers. Glenstone homes are exceptional as well with four-bedroom homes offering some of Royal Homes most exciting floorplans, priced from the low $240s.

Cottesmore in High Point homes, priced from $249,000, are selling quickly, perhaps due to their proximity to excellent schools. Cottesmore residents also have access to great shopping, dining and entertainment in the Palladium at Deep River, the Sportscenter athletic facility, and myriad restaurants from Chinese to Chop House.

Brightwood Farm, a favorite community in the Triad, is located between Greensboro and Burlington.
